GENERAL PURPOSE: The DOE is responsible for managing the Hotel’s over all Engineering Department, including all related activities including participation in executive committee meetings; hire and maintain an effective work force; establish and maintain preventative maintenance programs for all equipment, systems, guestrooms and public areas and general maintenance; participate in effective safety programs; coordinate and implement capital improvement projects; establish, maintain and manage department budgets and monthly forecasts for the Hotel. Protect Hotel and the Owner from losses, claims, and liabilities. Responsible for maintaining all facilities, equipment, furniture, fixtures, systems and landscaping at the highest quality standards. The DOE is to oversee the physical condition of the property, the management of outside contracts and the functions of the engineering department in managing the work flow (repairs, maintenance, mechanical, FF&E, Life Safety Systems), of the preventive and corrective maintenance systems. Responsible for the development, implementation and training schedule of extensive Engineering departmental manuals to include but not limited to Policies and Procedures, equipment locations and operations, Guest Request and House Request Program, Life Safety, location of shut-off valves, isolation valves and utilities mains. These manuals will also contain numerous maps, diagrams and blueprints to be used as reference material. Provide leadership, mentoring, training, career development and annual evaluations for all Engineering and Security team members. Further, it includes the distribution and follow-up of work orders to related individuals and departments. In order to meet the general purpose of this position an individual must be able to multi-task, be flexible and adaptable to differing situations. A strong sense of responsibility and accountability is necessary. Excellent inter-personal skills and good judgment are required for this position. Additionally, assisting in establishing better-defined protocols and safety procedures for the department, and the property. In addition, if that was not enough to keep you busy, you will participate in and oversee all snow removal. This is a hands-on Engineering position with leadership responsibilities. ESSENTIAL DUTIES AND RESPONSIBILITIES:- Hire, train and direct all department personnel (approximately 10 team members)
- Provide efficient use of manpower to maintain workload
- Assign and verify completion of routine maintenance and operation of physical structure of resort, all mechanical systems and any other systems which effect the operation of the facility. Visually inspect quality of work and direct staff and outside contractors in tasks according to performance and productivity standards.
- Conduct walk-through and visually assesses the safe and efficient maintenance and operation of the physical structures of the Resort, all mechanical, electrical, HVAC systems, vehicles and any other related equipment.
- Manage adequate inventory of parts, supplies, tools and material for the department
- Enforce Resort and Company policies and procedures

- Must be able to respond to emergency situations, such as fire alarms, and other life-safety situations
- Maintain files per department guidelines.
- Schedule and conduct monthly department meetings.
- Participate as a member of the Hotel’s Executive Committee.
- Maintain a working knowledge of all federal, state, local laws, codes, and regulations.
- Assure proper certification of all employee mechanics and technicians, as required.
- Solicit and administer all sub-contract work.
- Analyze bids and verify quantities, as appropriate.
- Negotiate, prepare, and administer agreements and contracts with consultants and contractors.
- Liaison with governmental agencies and manage the procurement and compliance with entitlements, permits, inspections, notices, and other requirements.
- Produce annual operating budget for payroll, expenses, utilities, and capital improvements.
- Complete all Hilton Light Stay requirements for tracking waste, water and electricity
- Operate all areas within budgeted guidelines.
- Provide budget analysis each period.
- Establish and maintain an efficient inventory and purchasing system.
- Maintain the Hotel facility and related equipment in a safe and efficient manner.
- Participate in the property's safety committee.
- Provide timely performance appraisals
- Drive the technology upgrades for BAS and IT related engineering projects
- Model the property/company core values and other expected leadership attributes
- Maintain a professional image at all times
- Act as a resource for all departments of the Resort
- Perform other duties as assigned by General Manager
- Maintain property key schedules and records
- Direct and schedule the Security department
- Direct ADA compliance efforts of the property
- Direct maintenance of Telecom related systems
ASSOCIATE IS HELD ACCOUNTABLE FOR ALL DUTIES OF THIS JOB JOB QUALIFICATIONS:
- Minimum five years' experience in the facilities management of related properties or other comparable business
- Minimum three years’ experience supervising or managing a team of diversified skilled maintenance engineers.
- Proven track record in managing an efficient work force focusing on preventative maintenance of the asset's public areas, guestrooms, and physical plant.
- Experience in organizing, implementing, and maintaining a preventative maintenance tracking system and work order system.
- Seasoned trainer, able to provide “hands-on” instructions on a wide variety of topics, equipment and systems.
- Must have strong working knowledge of central plant operations with current Building Automation Systems (BAS) technologies.
- Experience with current Energy Management Systems (EMS) technologies.
- Experience in coordinating and managing hospitality capital improvement projects, i.e. public areas and guestrooms renovations, FF&E repair and reupholstering, FF&E procurement, site and building maintenance and upgrades.
- Experience with negotiations related to code compliance and contract engagement.
- Communication of the English language, both oral and written.
- Proven ability to take charge and work with minimum supervision. Enjoys challenges and situations where solutions are not obvious. Able to make decisions in a high stress environment.
- Strong PC skills with an emphasis on Excel and industry R&M systems (online work order systems, etc.).
- Ability to implement inventory practices and procedures.

- Back support belts, protective gloves, eye protection, breathing protection, hearing protection, lock-out/tag-out protection and any other equipment as necessary to provide a safe working environment.
- All work duties conducted by Engineering personal will be evaluated and regular scheduled training and refresher training will be conducted as required by law. Associates will be trained as to the use and care of any and all required PPE equipment. The Hotel / Resort provides this required PPE and it is the responsibility of engineer to wear this equipment as it relates to daily work assignments. It is your responsibility to report defective, damaged or lost PPE to your Manager.
